Do I need to bring an ID to tour the apartment?
Yes. To tour our Arden Landing apartment homes, at least one person in your group who is 18 or older must show a valid government-issued photo ID.
What’s the application fee?
The non-refundable application fee is $50 per applicant age 18 and older.
Is there an administrative fee?
Yes, there is a one-time $200 non-refundable administrative fee. This is due once you have been approved.
What are your pet fees and policies?
At Arden Landing, we love pets! Pet fees range from $350 for one to $500 for two, with monthly pet rent of $15 per pet. All pets must be registered through the office. There is no charge for approved assistance animals.
What’s included in the rent at Arden Landing?
Rent is the only thing included in the rent price. There is an additional monthly utility fee - 1 bed $110, 2 bed $120, and 3 bed $130 (this fee includes water, sewer, Pest Control, Trash and Building Insurance).
Are there washer and dryer hookups?
Yes. Each unit has stackable washer and dryer hookups. They do not accommodate side by side units. It is $60 per month to lease from Appliance Warehouse with no contract. We also have a newly renovated on-site washer and dryer facility.
Can I pay my rent online?
Yes. Through our secure Resident Portal, you can make rent payments, submit maintenance requests, and access your leasing documents at any time.
What are your income requirements for leasing an apartment?
We require verifiable income for all applicants. You’ll need to submit documentation to support income listed on your rental application. The income to qualify is 3x the base rent.
Is Arden Landing close to shopping, dining, or parks?
Yes! Our community is just minutes from Hamilton Place Mall and many shopping, dining, and entertainment options. We are located very near Interstate 75 (I-75), Tennessee State Route 153 (SR 153), U.S. Highway 58, and Bonny Oaks Drive. Plus, we’re steps from beautiful outdoor recreational trails and green space within the East Brainerd community.
